Move in day was fine. No light in my bedroom though which is very inconvenient and doesn't make much sense to me. Automatic/sensor lights in the main room is weird as well.

We moved into the apartment and it was missing the doors under the sink, a handle in one of the bathroom doors and the bedroom window didn’t close. There were also police in our floor for an entire day a couple of days after we moved in. Should do better background checks of residents.

Overall, I'm really happy with my apartment. It's comfortable, well-maintained, and a great place to live. I do wish the sauna was working—it's one of the amenities I was looking forward to using—but aside from that, everything has been fine. Management has been responsive, and the community is quiet and pleasant. Hoping the sauna gets fixed soon to make the experience even better!

Our time at Illume was good but there are some areas that could definitely use some improvement. On the positive side, the building is beautiful, we love the roof/views, and the gym is one of the best apartment gyms we’ve seen so far. On the other hand, the fact I never got to use the sauna that was advertised to me in the 3-4 years I’ve been here is insane. Also, with this community being in SE DC there’s a need to invest in better security and safety measures around the community including male security guards and cameras. There should be a policy about loud music and neighbors, as we never got any real help with ours while they get to play their loud music from an up to sun down. Lastly in terms of the pets, the owners need to be more aware of cleaning up their pets waste and not allowing them to pee right at the entrances, in elevators, etc.

Not really liking the move in and move out situation but over all everything seem ok so far and the male night security seem like he going be a problem they have future residents parking and don’t even offer it to future residents they quick to tell u move ur car or they going get it towed I don’t like that or the unwelcoming greeting lets just hope everyday from here be smoother cuz I really love the look and feel of the building all the amenities they offer the coziness of the building the convenience but ask me again in another 6 month then u can get an honest and real review can’t tell u much cu I don’t know much yet

Recently security is too strict about rules that doesn’t exist!! Ones we had a gathering on the rooftop in space that you dont have to book or pay for, and at 9:17 exactly the security came by and kicked us out!! Most of the people there were residents, and they are not very respectful in the way they communicate with us.. sooooo disappointing!

Overall my biggest complaint is the restrictions on the rooftop hosting. I can understand the need for tight rules on the weekends during the summer months. Yet me not being able to host three guests on a Tuesday in February is silly.

The management of the gym probably gets a lot of attention, but I think a community meeting about the gym in an open forum would benefit everybody. There are a lot of questions about why certain equipment is in there, who should be able to exercise in Illume's gym, and the sauna. We should discuss those as a group.

My experience has been great - I do love my apartment and building. The maintenance team is on top of everything and they’re extremely responsive. I’ve also had good interactions with the concierge team. I do wish the leasing office would be more transparent and responsive to residents requests. Two main complaints: when I toured the building in December 2023, I was told the sauna would be fixed “in the spring”. It’s been a year and it’s still out of order, with no explanation (other than vague “we’re working on it”) or timeline. Second, the rooftop rules are ridiculously restrictive at this point — I couldn’t even bring my parents and sister to the rooftop (just to sit at one of the many empty tables!!) because I didn’t “have enough wristbands” for all four of us. There is no way to obtain guest passes either, so the whole things is infuriating. That being said, my experience at Illume has been positive.

I feel like the recent policy changes have had an abundant impact on the quality and enjoyment of this residency. In recent months we have received several "Policy updates" that were either not explicitly in our lease or were never an issue in the nearly 2 years of residency including the following: 1) Stella Lounge is no longer allowed to be utilized outside management and lease holders. 2) Amenity spaces are now policed for reservations regardless of how many or how little attendees/guests are involved (I was harassed for playing a card game with 4 people on a roof top space). 3) Wrist bands originally designed just for the pool are now required for anyone living in the building or who enters the building (or so it would seem based on how many times I am asked by security).

It’s been a pretty good experience for the most part. My biggest current complaint is knowing people have been offered early bird lease deals but not everyone. We have had a stellar history with zero problems, yet our rent was only increased and we were not given sufficient time to even make a decision last year. Our lease is up soon and we have yet to hear from anyone again. It doesn’t feel like we’re valued as really good residents, ones an apt community would want to keep. Other than that, the amenities are great even if there are those that ruin the privileges for others, the staff is good, the cleaning staff are hustlers and deserve the best, and we have probably the best amenities for our dog.

Worst part is the residents letting dogs pee in front of the building, like directly in front of the door. It’s gross and makes the building stink. Vending machines are nice but items overpriced.

Living at Illume Apartments has been a great experience. The modern appliances and fixtures in the unit make everyday living comfortable and convenient. I really appreciate the fitness center, rooftop, and public areas, but the standout feature is the massive dog park—it’s probably the biggest private park in the entire DC area, which is a huge plus for pet owners. Maintenance tends to respond to my requests promptly, which has been reassuring. Security is definitely a priority, and I can tell new management has made it an even bigger focus with recent changes. Overall, Illume offers a great balance of modern living and community amenities, making it a great place to call home.

My specific apartment has been lovely. The maintenance crew is very helpful. I do not receive communications from the community despite living here for over 2 years (in 2 different units). My biggest problems are other residents who have no regard for others (breaking elevators, not cleaning up after their animals, leaving trash on the floor of the trash room instead of down the chute, rooftop blowout parties that make enjoying the pool/amenities often impossible..).

Overall, a really good building. Management is fairly responsive, and there haven't been any huge, glaring problems. Amenities are good and the rooftop is really nice. If you're looking for a good building in Navy Yard that isn't plagued with scandals and is responsive to resident needs, you should check Illume out.

There isn't much I have to complain about Illume, which is a very large compliment for an apartment building in SE DC. The staff is friendly and almost always available and they take a live and let live approach that allows everyone to live peaceably in their home. There has been a noticeable uptick in addressing some security concerns, which is reassuring in an area with rising crime. The biggest 'complaint' I've had over the last two years is some maintenance issues with the building. It take a long time to get some routine issues addressed (like four weeks for a new water filter). Water pressure for warm/hot water also appears to be a consistent issue.

I love my unit. I rarely hear anything between the walls. Maintenance responds quickly. My neighbors have been so welcoming and kind. I reduce to a partial star as my unit had some missing pieces and their is another community member who regularly does not clean up ~large and odorous~ doggy accidents in the elevator and lobby.

When I am in my apartment, it is great. The building, however, is a mess. Multiple floods, elevators broken for months, gym amenities that never worked, and a complete lack of security is what you get for the absurdly high rent prices. Not to mention a package room that is a disaster more often than not and a rooftop guest policy that hasn’t been enforced in the slightest. While I like my personal unit, it is not worth the trouble of living in the building.

Zach has been really helpful! And I do like our apartment unit. However, the noise the pipes make when the hot water is turned on is still absurd and not something you all will ever be able to fix -- as was explained to us. Then there is the chaos with the elevators (which I understand is pretty out of Illume's control) but this does impact residents and there really was zero concession made on Illume's part, there are people in the gym who bring big groups of people in to group train in the gym when others are trying to work out (they usually take up a large amount of space and a lot of equipment at once). I think we are just pretty read to move on from this apartment complex which is frustrating because we were so excited when we moved in to this new unit. I know you all are really trying to make this a better place to reside and that doesn't go unnoticed! Communication with residents has been better! However, if I am honest, I do not see us renewing after our lease ends.

Living here is a nightmare. Illume embodies every thing I feared about moving to DC. Sketchy management, package thieves go unpunished even WITH video surveillance, violent trespassers in our building, homeless camping in common areas... the haunting story residents speak of regarding a dog tossed from a balcony. This is still the best apartment in the Navy Yard in my opinion. The unit and community features are great and management always addresses concerns in a respectful manner. The cleaning staff is immaculate and despite some inconsiderate residents, the entire community never feels dirty or unkept. Some concerns do take quite a while to address. For example, the sauna has not been operational for the entire year I have lived here. Additionally, the handicap accessible doors rarely work and doors to the courtyard are broken and pose security risks. When it comes to the units, there are not a lot of complaints but my one sticking point in the hot water and water pressure. We often have very weak water pressure in sinks and showers. And hot water runs out so easily that sometimes the dishwasher won't run because it doesn't have enough hot water to complete a cycle. We can't run the laundry while taking a shower either.

Illume is honestly such a good place to live. The management is hands off enough to let you live your life but is there if you need something. The units are great and the amenity spaces are plentiful. It’s also in such a good location in navy yard. My biggest complaint would be with maintenance/building issues not getting addressed quickly enough. The handicap operations of doors have been broken for months and the sauna has been non operational since I moved in nine months ago. When something goes down, it’s hard to say when it will be back up.

Nothing but a good experience living at Illume. All of the staff are great. I interact with the cleaning staff the most. They are very kind and work so hard to keep our home beautiful. For living in the heart of DC with a lot of things you can’t control like noise, crime, etc, traffic of both people and cars, it’s exactly what I expected and then some. Of course there have been unfortunate incidents but that’s not unique to Illume or even DC. I feel safe and comfortable here.

Have only had positive experiences with management and staff, but do wish something could be done about the persistent smoke smells around the building. Our air purifier routinely senses poor air quality and weed smells are strong and pervasive in the hallways, occasionally filtering into our unit from the vent.

Very nice complex - nice appliances and amenities overall. The walk to the metro/restaurants is short, super convenient location to things close by. The maintenance responds fast and they're nice. The highway is a little loud at night but that's to be expected.

I have really enjoyed Illume but as of recently I have had a very negative experience. I lived on the east side for almost a year and then moved to their west side with my fiancé. When we moved, our fob stopped working for the pickle ball / dog park area. We made management aware of the issue (twice), talked to the front desk, etc and with no avail -- this still has not has not been corrected. On top of that, when we moved in our water filter was disgusting on the refrigerator and 16 days overdue for the filter to be changed. We had requested this be amended prior to us moving in but it was not. We were told maintenance would see to it but here we are after three weeks of us bringing this to their attention and nothing has been done. This all probably sounds minor but when we chose to stay here versus going somewhere else the dog park area was a factor and now we cannot even use it. And their incredible lack of dealing with the problems speaks to the real issues here.

Illume has been a very nice apartment with great amenities - worth a renewal. There is a bit of a security concern from time to time (i.e., break-ins into the garage) and the sauna hasn’t worked since I moved in over a year ago, but besides that I would recommend.

I moved into Illume August of 2023. The move in process went well and I was very happy with my new apartment… until my first night there. There are floodlights from the east building that illuminate the courtyard and shine directly into windows on the west building. The lights are unbearably bright, I was not able to sleep until my blackout curtains arrived. The apartment is nice, my only complaint is the constant weed smell coming from the vent above the wash closet. As far as management goes… they do their best with the building they have. Water was shut down almost full day here for “ maintenance” meanwhile management is sending out frantic emails telling us they aren’t sure when it will be turned back on. The gym flooded and was closed for a day. Instead of communicating that in an email they just said the gym was closed due to unforeseen circumstances and would remain closed for the unforeseen future.

I have really enjoyed my time at Illume. The free workout classes on Tuesdays and Thursdays are very good, the staff is very kind, my only frustration is how the billing with Conservice works. 1. Attitudes of office & concierge staff exude discontent & frustration & it shows in quality of service they deliver. 2. Package room is not representative of Luxer solutions i've seen in other properties. Packages go missing. 3. 809 entrance can be difficult to find by delivery drivers and ubers. Signage should be put up. 4. 809 NJ Ave concierge and security is needed. 5. inquiries to illume staff via email go unanswered. 6. Advance notice or notice of security issues are almost non-existent. 7. Ammenities are sub par, broken or nonexistent. Sauna, Wifi, theater, security. 8. Events include food trucks that are expensive. This event delivers very little in regard to an event that allows residents to comingle and get to know each other. This event requires little to no investment from Illume. I could never in good faith recommend Illume unless there is a dramatic change in the level of service.

I moved in 6 months ago and so far it has been a pretty great experience. I moved from Kansas City and was added to the lease so I didn’t get a new resident welcome or experience so that was a bit disappointing. It took months to add my name to everything to gain access to everything. Once everything was figured out, it became very smooth. I want to especially acknowledge the housekeeping staff. They do such an amazing job and are so nice. A big thank you to them for making this place be somewhere I’m proud for friends and family to visit.

Pros: l I love the location, this is such a walkable building. My unit is amazing, the finishes and layout are beautiful. The amenities are really nice, and the interior of the building is well maintained. The rental team is also very nice. Cons: The trash fills up very quickly and residents just leave trash on the floor in the trash rooms. Residents allow dogs to urinate/poop outside of the door. Overall, I am enjoying my time at Illume and would recommend.

Moving to Illume was a great decision. Initially, I was overwhelmed with such a large property and an abundance of floor plan options. I soon found out that Illume has quite the power team! I had the pleasure of working with both Lauren and Humphrey. Lauren, helped me narrow down my options and emailed me the floor plans for my reference. Unlike most prospective residents, I visited the property several times unannounced as I couldn’t make a decision. Humphrey would ask me (did you walk here)? During my final visit, Humphrey found me the perfect apartment with the view I’d been looking for. He guided me through the process, and was flexible with my move in date. I appreciate both of their kindness, patience and knowledge. Overall, the community is quiet and clean. All of the staff here are professional. Not to mention the views and location are amazing!

My unit is great. Maintenance is great. The amenities are nice when they are accessible (which is hit or miss). Garage security is terrible. Cars are being broken into and stolen though we pay $350 per month to park our cars in a secure garage. The side court yard door is broken and stays open so anyone can walk into the community. That might be one of the one ways non-residents were able to enter the premises and sleep in our office spaces. The leasing staff and management only care about filling apartments. They are not responsive to emails from residents unless it is about collecting rent. Charging residents for community area utilities is crazy because this community caters to hotel guests and residents from surround apartments. The dog park is unfinished and a sink hole is forming on the track.

Management continues to be abysmal. There is no proactivity at all and whenever you bring up issues they will either act completely oblivious or gaslight you. This building is not safe either, as several external doors are broken and remain open. The concierges are often quite lazy as well.

They're all very nice and mean well, but they don't respond to emails and never communicate information to residents. There's been things like a sauna being closed for months, change in event schedule, and the dog park seemingly never opening that I don't even care that much about- but would like to be communicated to about it. And when I do ask questions- I never get responses.

The people in our apartment community know how to have fun! Gatherings in the common areas are frequent. It’s great that our apartment facilitates this with so many open areas. The accommodations are varied and numerous. The location of Illume is excellent! It is just a short walk to the Capitol and numerous cafes, restaurants, and grocery shops like Whole Foods.

The amenity features are second to none. I love all of the roof spaces. Getting all of the TV's working on the west tower roof would be nice, but that area has really come together regardless. The experience is overall good. I definitely think they need a bigger team to be able to manage both buildings. However adding a package handler was extremely necessary and they did that so I’m very appreciative they took that initiative. My least favorite thing is that food deliveries don’t come to my building (809 tower) and the front desk won’t assist them over or tell them they are in the wrong building. They need to add more signage outside for Ubers, delivery personal, etc to be able to find the front doors to the 809 building.

Great so far after just a week! I have already used the amenities and have enjoyed such a convenient location. leasing office and other staff have been incredibly helpful with my move - I look forward to the next twelve months!

The staff is amazing. I’ve never had an issue with any of the staff. There were times when I would have to send an email 2 or 3 times on occasions. On move in day I didn’t expect things to be perfect but they went well. Issues: 1. Parking spot assigned had a car in it with their pass that said it was their spot. 2. Garage barcode didn’t work. 3. Mail box key didn’t work. Again, not perfect but I didn’t expect to be. I was very please with my move in!

AC has been out for over 2 weeks with no fix in sight. Terrible growing pains including awful package delivery issues. Shoddy construction and build quality.

Some small issues, we would love if the gym were just for us too. But the staff seem great and our unit itself is wonderful! The courtyard and dog run are huge highlights.

The communication has gotten slightly better but it still needs work. The Resident Services Manager is not responsive to messages and never knows the answer to any questions. The building entrance door is still broken and is usually open all the tike, allowing people to walk in off the street. Residents from 70 and 100 also use all of our amenities, especially the rooftop and pool. They even brag about it. There needs to be some type of control.

The building with all amenities is very nice. What would you do better is to put coffee machine instead of “coffee bar”. And make it available 24/7. For some reason the Luxury One doesn’t work in a proper way in last 2 or 3 weeks. We didn’t receive message about delivery and it is mass in the room.

I honestly have had a great experience so far at Illume. Albert was such a great help during the sign on and moving process! Move in was a breeze with the loading dock & preparation from the Illume staff.

The building is very nice and kept clean, but it is frustrating that several of the amenities we were promised are not finished or working. It was never disclosed to us that the gym is shared with other apartment buildings or the hotel. We also have no package notifications so we have to check frequently if we have a package. The leasing office can be difficult to get in touch with and they’re always apologetic but never pose solutions.

Building is fine. Leasing office is generally slow and unresponsive. They have been rude in the past. Waiting on 70 and 100 Capitol Yards residents to be barred from using our gym since it’s getting crowded as people move into Tower 2.

It is still quite difficult to get ahold of management, maintenance requests go unaddressed, there are still machines in the gym that don’t work… this would be an incredible place to live if management had their ducks in a row. Instead it’s a frustrating place to live.

Beautiful and very well constructed! Staff is super friendly but of course there are a few growing pains (packages mostly) I’m sure these will work themselves out soon enough. Can’t wait for the new rooftop to be done!

The move in experience has been lackluster to say the least. The building is beautiful, the staff are very helpful, but the lock on our door doesn’t work via the app or our door fobs, and just this morning my roommate informed me that his fob doesn’t work at any port in the building after dealing with maintenance last night. For a brand new building of this scale to let a serious issue like this 1) happen and 2) now last into its second day is disappointing. I haven’t been here long but I hope this isn’t a sign of what’s to come in an otherwise wonderful space

The community is great and growing and the amenities are incredible. They've managed to do a lot with the space. I think there are some growing pains with the leasing office/management since the building just opened but confident they'll work them out.

1st: wine bar; the machine has been on roof for months and still no Wednesday wine nights. This was the main reason I came here, I thought it would be great to get on the roof and socialize with other tenants. I came down here from Philly with not friends or family here and never have visited so I’m all alone. I thought wine nights would be perfect for meeting new people and socializing with my building. The wine bar was what the leasing agent said you guys were doing and you haven’t. When I asked about it I just got the ”it’s a new building” and “it’s out of our hands” excuse and heard nothing about how it’s being worked on and when it will be ready. I truly think to this day no one is trying to make Wednesday night wine nights happen for their tenants. That along with all the other promises that weren’t Leo and every time we ask about anything we get the “passing the buck” excuse. It’s never or illume - instead can we just hear the true date n what’s being done about it

I urge no one to move into Illume. While buildings are nice, apartments aesthetically pleasing, & concierges are kind, all else leaves much to be desired. The constant construction on the 2nd/3rd floors everyday rattles my desk & is so loud my coworkers comment on the noise in daily meetings (& I live on the 6th floor). Amenities are now shared with 2 other Greystar buildings and 1 AC hotel, effectively 6 buildings using 1 gym. This sharing was never communicated to us when we signed the lease in Nov 2021 & we would not have signed if this was the case. The parking situation is mayhem, the hotel double parks along the driveway & park in resident spots in the garage (not okay with a $350/mo parking fee for us). Management only has 1 email address & has locked doors that you may not entire on your own. Emails are almost never answered & basic communication is severely lacking. They only care about potential residents and once you move in you are cast to the side. Horrible living.

Move in was fantastic, just so many different people moving in at once that elevators were a little too busy. The leasing office as been great though and very helpful getting adjusted to the new building.

So far Illume has been exemplary. Good staff, friendly residents. Moving in was easy -- no problems reserving the loading dock or having the truck access the building. The gym is enormous. Only issue I've experienced is occasionally the hot water doesn't seem to get to high temperatures in my bathroom sink/shower.

My apt had little things that needed fixing. Was very rushed by the builders. I have specks of paint everywhere. The molding was not nailed in properly. Otherwise the apts are in a nice location, still waiting on amenities to be fully open

The noise from the highway is incredibly loud in the apartment, making it very difficult to sleep. Great things about the building itself but it is so hard to look past the noise.

Illume DC was a sight-unseen move, and considering that, our initial review of the community is stellar. We understand nothing is perfect, and you rarely get 100-percent of what you want; however, Illume delivers a very modern, elevated experience, with incredible Capitol views, and amazing on-site amenities. On top of that, the leasing staff is beyond friendly and accommodating, and really made our overall move experience way more enjoyable and streamlined.

Just expected all amentities to be in full use by February. I feel like I should’ve gotten two months free instead of one month free for all of the inconveniences: key fobs not working, lack of communication from leasing office, missing packages, rooftop lounge not open and then when it was opened there was no free internet for a while. In fact the internet still has issues. Gym equipment not properly working for months. None of the other amentities are open and it is basically April. I’m literally paying for my tiny apartment and don’t get to enjoy anything else

I love the apartment itself, but it’s difficult to get ahold of the leasing office, a bunch of the machines in the gym still don’t work, maintenance isn’t very responsive… it’s a frustrating amount of friction for a place we pay so much money to live at.

I just moved in but I'm already in love with this building. All of the amenities are top notch and my apartment is beautiful. The sound proofing is also amazing. The only issue I have is with the faulty key fobs. It takes forever to lock and unlock the door.

The building is new, so everything is new! It’s still have something amazing to introduce to us - residents. I have a wonderful view from my living room. Some people complaining about noises- come on… we are living in the city! What did you expect? The cow? 😉 It is not loud and I kind of like it. I will recommend it to my friends. The area is also very nice. It so closes to the Capitol and the National Mall on one side and on the other to the river. I love this place!

The prospect of searching for a new home is undoubtedly quite daunting. The search requires significant amounts of time, communication, weighing pros and cons, and thought. Granted, as a two-month resident of Illume, my review is somewhat biased. However, given that I went through the exhaustive, two-month process of finding a new home let me explain why I landed on Illume. To be specific, my apartment is halfway up the building's east façade with excellent views. Although many would consider 695 an eyesore, I believe it provides much of the charm often equated to cities. I feel a sense of bliss watching vehicles come and go throughout the day. Who are these folks? Where are they off to? As my father ideally noted, due to the placement of the freeway, no new buildings will be constructed to interfere with my view of the Library of Congress. However, what I see from my window is not the most major selling point (at least from a landscape perspective). Take a tour of the rooftop lounge

There is not enough communication. There has been no announcement about the rooftop being open. The elevators haven't worked and it wasn't communicated. The auto pay isn't setup correctly. The features (app and connection to the home) has never been setup.

The building is very nice. Gym is awesome as well and packages with Luxor One are hassle free. The only downside I’ve experienced so far is that the highway is very loud at all times.

My experience with the Illume has this far been very good. The leasing experience was clear and straightforward. With regard to move-in, I only note that compared with other similar buildings, the loading dock is more limited in size and maneuverability. I have been in my apartment for a couple weeks and so far, I’ve been pleased with the building and apartment quality and with my neighbors.

The experience living here thus far has been below the standard presented to us when touring. We never received correct paperwork from the leasing office despite many requests. Amenities that were confirmed available in writing prior to move-in are still not available 3 months later. Several serious maintenance issues took weeks/months to be looked at/officially addressed. Awareness of major safety events in the community are not communicated at large by the office (car thefts in the secure garage, all 3 elevators out of service). Feels as though the office is more concerned with getting more units occupied than with current residents.

The leasing staff is great and very professional! All the concierge’s are so friendly as well! That’s not a common theme in DC apartments, unfortunately. The building is beautiful and I’m happy I chose Illume!
